Commission income is income that varies and fluctuates. Commission income can vary each month based on the amount of sales the borrower has completed. Tax returns are required on commission income if the commission earnings are > than 25% of total earnings. Variable sources of income are subject to external influences. These types of income sources need to be analyzed carefully.

Is the Subprime Mortgage Loan Coming Back?

The government forced lenders to offer and grant Qualified Mortgages (QM) which eliminated what was called ‘subprime” mortgages. The QM mortgage applies strictly to the conforming loan amount. Lenders have found a loophole in the law and are offering non – qualified mortgages (NQM) to borrowers that require jumbo mortgage financing and loans for borrowers with investment properties regardless of the loan amount.
