The Federal Housing Administration (FHA) has rescinded a number of appraisal policies instituted during the Biden Administration. In a Mortgagee Letter released last week, FHA rescinded three previous Mortgagee Letters released during the previous administration, effectively restoring the policies in place prior to these three letters.
Mortgage professionals can now access FICO’s Score Mortgage Simulator on the Xactus360 Verification Platform, the companies announced earlier this month. FICO announced the tool in October. It’s designed to simulate potential impacts to a consumer’s FICO score with hypothetical changes in credit report data. Examples include a potential borrower reducing their credit card balance or getting rid of a collection account.
For any loan processor that enjoys their work but want to increase their earning potential, it would be a great idea to look into getting started as a contract processor. There is opportunity out there to make a great living and own your own business. For some it could be an easy transition if they have already made a great name for themselves and it can be a bit harder for others but it all depends on how much you are willing to put into it.

I have testified at several mortgage fraud trials at the request of the federal government due to receiving subpoenas to appear in court as an expert witness for the government. The one thing I have learned is that no one has enough money and time to fight the government. One of the trials that I testified at was held in Chicago, IL.

When a borrower refinances their mortgages, they are given a form called Right of Rescission at the closing table. This form gives the borrower three (3) days to change their mind and to cancel the transaction. Most mortgage people know the form but know very little behind the rule. After many years of tightened underwriting, now the underwriting standards are going to be relaxed. If a lender does not follow the relaxed underwriting standards then their competitors will benefit from offering loans that they cannot do or will not do.

This week I would like to talk about our customer service to our managers. There are several layers of management that we have to answer to. In many companies we have our supervisors, ops managers, branch managers, sales managers, and we have our executives in upper management. Of course it’s a given if we want to keep our jobs we must do what they ask of us and perform our job responsibilities as expected.

All mortgage brokers and mortgage lenders have the borrower execute all kinds of documentation stating as a mortgage broker or mortgage lender that we do not discriminate in lending money. In the days of CFPB debt ratio thresholds and tighter lending restrictions, every underwriter needs to have a few tricks up their sleeve for saving debt ratios. Usually we try to use the more conservative income calculation to avoid investor push-back. However, there are a few perfectly provable income sources that we can use to support a lower debt ratio and return an approve/eligible or accept finding

Hard money lenders for a long while I thought was a thing of the past. However I was wrong they do exist. Hard Money lenders that do exist are under strong scrutiny for harming the consumer. However there are times an applicant needs a Hard Money Mortgage.

I have said it before and I will say it again and that is, do not believe everything you hear or read for that matter. In this particular instance I am referring to AUS Findings. I have had countless conversations with processors and loan officer who want to know why I am asking for documentation that the AUS findings have clearly stated wasn’t needed or worse, they can’t believe I am turning a loan down that has an Approve/Eligible. So here it is again and pay particular attention to the details because just because you have an Approve/Eligible or Accept doesn’t necessarily mean you have a done deal.
