Who is to blame for the mortgage meltdown!

As an observer and participant in the mortgage industry since 1972 it Is amazing what took place to get us into the mortgage mess. Who is to blame for the mess, no one in particular, just a combination of things all coming together to cause the mortgage meltdown. The culprits are quite interesting and not limited to one entity.

The Good Neighbor Next Door Sales Program

The Good Neighbor Next Door Sales Program was established December 1, 2006. This program as many others are revised and/or clarified periodically by a HUD mortgagee letter. Mortgagee Letter 2013 – 20, dated June 12, 2013 was issued to further clarify the program.

Best Practices: Written Verifications of Employment

The Written Verification of Employment (WVOE) is a tool commonly used to verify income. It provides critical information for borrowers who have multiple sources of income. Overtime, bonus, and commission can be broken out from the base salary to help the underwriter accurately calculate the qualifying monthly income. However, WVOE’s should not be taken at face value. A proper analysis of these forms can help you correctly calculate income and mititgate risk on the loan.

When underwriting and processing a loan file, we look to the AUS (automated underwriting system) findings to determine what documentation is required. The recommendations on the report help us package a strong loan that will perform profitably. Although DU, LP, GUS, and Total Scorecard findings are strong tools in risk management, their one weak spot is data integrity.

Is there a 1031 Exchange in your future?

A 1031 exchange also known as a real estate exchange or a tax deferred exchange was created by the Internal Revenue Service (IRS) in 1990. A 1031 exchange is the sale of one investment for the purchase of another investment, in terms of mortgage, when a homeowner sells the investment property to buy another like property, they can offer offset or even avoid capital gains tax.

Seller Concessions to Close the Transaction

Are your borrowers/buyers lacking funds to close the loan? Did you know that borrowers can receive “concessions” from the seller to help with the purchase of their home. FHA will allow up to 6% of the sales price while conventional lenders permit 3% for seller concessions. This is an essential part of closing your deal and makes the home sale flow smoothly to closing.
