FHA News : The Myth of Manual Underwriting

Written By: Bonnie Wilt-Hild

I would like to take this week to mourn the death of an old friend. This friend was another casualty of what I would like to describe as the cancer of the mortgage industry, increased loan defaults and plain unscrupulous underwriting practices. This friend whom all true FHA DE underwriters adored, was manual underwriting and he will be sorely missed.

FHA Does Not Do Jumbo

Written By: Bonnie Wilt-Hild

Rumors and speculation have been rampant in the mortgage industry since March 2007. I will agree that we are all witness to a very troubled housing market, however, we have seen a turn very recently from examining the facts and how it effects how we conduct business to embracing the rumor mill as a way to stay abreast of the ever changing market.

FHA Cash Out Refinance

Written By: Bonnie Wilt-Hild

I have recently had some questions regarding maximum Loan to Value guidelines where FHA cash out refinances are concerned. It seems that most people believe that 95% is the rule regardless of the loan parameters so I thought today would be a good day to set the record straight.

FHA Mortgage Insurance

Written By: Stacey Sprain

One of the most common questions I am asked about FHA lending is if monthly mortgage insurance is required for loans with less than 80% loan-to-value ratio. I am also commonly asked about the up front MIP and if it is required for all circumstances. Let’s take a look at FHA’s mortgage insurance.

Learn How to Become a FHA Direct Endorsement DE Underwriter

Written By: Bonnie Wilt-Hild

Over the past several months, I have had several individuals ask me what it takes to become a Direct Endorsement or DE Underwriter for HUD. Many of the individuals who were asking for information were either conventional or sub-prime underwriters that were currently unemployed or just realized that they needed to make the transition from conventional to government underwriting due to current market demand.

Standard FHA Processor Duties-GSA checks

Written By: Stacey Sprain

One of the standard FHA processor responsibilities is obtaining GSA checks on all FHA loans. But what on earth are these things and what do they mean? Let’s take a closer look at these lists. GSA stands for General Services Administration which is the federal agency that provides the EPLS listing. EPLS stands for Excluded Parties Listing System.

HUD Announces Acceptance of Advances on the $8000 First-Time Homebuyer Tax Credit – BUT then retracts within 24 hours

Written By: Stacey Sprain

I realize HUD’s Mortgage Letter 2009-15 generated a lot of excitement and buzz for the industry upon it’s posting on May 12th but no one was more pleased to see HUD retract it just as quickly on May 13th than I. Please note that when I voice my pleasure for the retraction, it certainly doesn’t include any nod for HUD’s methods.

FHA/HUD Engineering Certificates for Manufactured Housing

Written By: Joan Ewing

I initially titled this article, “HUD Sues Lenders over Omission of Manufactured Housing Engineering Certificates,” but I decided that it might be a little over the top. But, the facts are this. A letter issued by the HUD Inspector General (MEMORANDUM NO: 2007-KC-0801) dated September 2007 recommended just that.
